Our criteria is split into residential and buy to let, so use the options below to find the criteria you need.

 

Lending Areas

Application Type:

Residential UK – Accepted.
Residential Expat – Accepted.
Self Build – Accepted.
Shared Ownership – Temporarily withdrawn.

*Please note we only lend throughout England & Wales

Length of Time Property Owned

Property must have been owned for 6 months before a remortgage or additional borrowing transaction can take place.

Let to buy

Accepted.

Lodgers

Accepted, subject to there being no Assured Shorthold Tenancy Agreement in Place. Must not have independent utilities. Maximum 1 Lodger.

Lodger income  will not be used to support affordability.

LTV Limits

On Capital and interest:

  • Lending up to retirement – 95% LTV
  • Lending into retirement- 80% LTV
  • Lending to the retired – 70% LTV

For interest only *:

  • Lending up to retirement – 70% LTV
  • Lending into retirement- 70% LTV
  • Lending to the retired – 70% LTV

*suitable repayment vehicle must be evidenced, and if applicants are not already retired can be topped up with 10% on repayment to a maximum LTV of 80%.

For Joint Borrower Sole Proprietor applications the following applies:

Up to 90% LTV on residential, but there are restrictions:

  • 70% max LTV if all applicants are retired.
  • 80% max LTV if term takes youngest applicant into retirement.
  • 90% max LTV if the term does not take the youngest applicant into retirement.

Where lending above 70% LTV – the max age of any applicant at the end of the term is 90.
