Here at the Ipswich we’ve been dealing with self build cases for many years and we’ve pretty much seen it all, from the not-yet built right up to the nearly-but-not-quite. We could probably think of a hundred good reasons to choose us for self build but we’ve tried condensing it down to just ten:

1. Come to us direct

You can deal with us directly on all cases you submit to us – our expert team can provide you and your client with all the support and advice you need before, during and after the project.

2. Everything you need under one roof

We have developed a dedicated self build hub where you’ll find a wealth of useful blogs, guides and external links which may be helpful to you and your client.

3. Many types of project considered

As well as brand new builds, we will lend a range of projects including on conversions, renovations, extensions and knock-down and rebuilds. Plus, we will lend on the land.

4. Half-finished projects? Not a problem

We are happy to look at projects that are incomplete or mid-build at any stage.

5. Dedicated self build proposition

We have a dedicated discount rate self build product and lending policy to suit your client’s needs. We will lend up to 80% LTV for loans up to £750k.

6. Flexible stage payments

We release the money in stages so your client doesn’t have to pay interest on the whole advance at once. We don’t have set stages either, giving your client maximum flexibility during the build.

7. Modern methods of construction

We will lend on projects utilising modern methods of construction (MMC), so long as these are BOPAS-approved. These include prefab components and offsite construction, as opposed to traditional brick and block structures.

8. Interest only options

We can lend on an interest-only basis during the build, reducing the upfront cost to your client during construction of their new property.

9. Generous overpayment facility

In the first year after completion, your client can overpay up to 50% of the original loan amount with no penalty. Overpayments above this will incur a 3% ERC. After 12 months, no ERC will apply.

10. Our duty of care

Both you and your client can get in touch with us at any point before, during or after the build with any queries or concerns you might have. And because you’ll be dealing with us directly, you can get the answers your client needs straight away.
